The apartment
The space, plainly.
A calm two-bedroom on the third floor, facing south over rue de France. Living room and dining area open into a full kitchen, with the two bedrooms placed on the quieter side of the building. Original Belle Époque details — mouldings, high ceilings, wide window frames — kept where they were worth keeping. The rest is furnished for how people actually live: a proper working desk, a bed you can sleep on for six months, blackout curtains that make afternoons possible.
The whole apartment is south-facing. In November, at three in the afternoon, the living room is warm without heating. In August, the shutters and cross-ventilation do most of the work.

The neighbourhood
Rue de France.
Rue de France runs parallel to the Promenade des Anglais, one block back from the sea. The apartment sits between the old town and the Négresco — close enough to walk to a morning market in five minutes, far enough that the summer crowds do not reach the front door. The tram is at the end of the street, which puts the train station, the airport bus, and the eastern beaches all within twenty minutes. The block itself is residential. Cafés open early. The bakery two doors down is the reason people move here and stay.
